What Features Would Make You Want to Buy a Cluster House for at Least 4M Rupiah in West Jakarta?

Hi, I'm considering building cluster houses in West Jakarta and am curious to know what factors would make you want to purchase one for at least 4 billion Rupiah.  

Would you prioritize:  
- Proximity to transportation (e.g., MRT, bus stops)?  
- Security features (e.g., gated community, CCTV)?  
- Modern amenities (e.g., smart home technology, sustainable features)?  
- Spacious layout or green spaces?  
- A specific neighborhood or surrounding infrastructure (e.g., schools, shopping areas)?  
- Price point vs. value offered?  

Also, I’d love to know:  
- What size of the building (in square meters) would you expect for this price range?  
- Would you plan to live in the house or rent it out?
